Have you taken steps to reduce the risk of property damage should heavy rainfall occur?

With sudden storms and heavy rainfall causing havoc in numerous Saskatchewan and Alberta communities this summer, property owners are encouraged to be prepared. Be aware, for example, that if excess storm water enters the sanitary sewer system, it may cause a supercharged sewer flow.

“A 20-centimetre sanitary sewer can handle wastewater from up to 500 homes,” the Alberta Emergency Management Agency states. “However, it takes only a few unexpected water sources to overload this kind of system.”
Although home insurance policies usually cover some types of water damage, sewer backup might not be covered.

Here are some tips to reduce the risk of sewage backup and water damage:

Downspouts should not drain too close to the side of your property. If they do, water could drain into the sanitary sewer through weeping tile adjacent to your property
Ensure the ground slopes away from your property on all sides, and fill in any settlement
Be careful that water does not drain onto a neighbor’s property
Install backflow valves to guard against backup from basement toilets, floor drains, washing machine drains, sump pumps and any sink drains
Keep basement floor drains clear of obstruction
Place personal and business belongings in the basement off the floor. Store important documents and irreplaceable personal objects (such as old photographs) where they will be safe
Have someone check your home regularly if you are going to be away for more than three days
Review your property insurance regularly to be sure it meets your needs
If your property experiences a sewer backup, you might be able to minimize the damage by following these steps:

Install the cap in the basement sewer drain. If it cannot be found, stuff it tightly with rags. Then secure the rags by placing a heavy object on top
Plug basement toilets, shower drains, sinks and sewer standpipe openings in the same way—the standpipe may be located by the discharge hose from a clothes washer or water softener
Move valuables from the basement
Check sump pumps periodically to ensure they are working
Contact your insurance company and follow recommended clean-up guidelines. It may be unsafe for you to handle the cleanup on your own
