Subdivisions
A subdivision is required when a piece of land is divided into two or more titles. In order to allow for the subdivision to occur there are several administrative and legal changes that must take place; therefore, a process is in place to ensure that these changes are accurately implemented. The City Manager or designate is the Subdivision Approving Authority as appointed by Council in Bylaw 25-2016.
Redistricting
Redistricting (rezoning) is the change of a district that applies to a parcel of land as outlined in Land Use Bylaw 05-2016. A district given to a defined area as shown on Land Use District Map, Part IV (Bylaw 05-2016) determines the purpose of that parcel, such as uses and development regulations (density, setbacks, height, parking etc.). You may consider redistricting land if the existing uses do not align with the proposed development. The final decision to change the district of a property is made by City Council.
Text Amendments
The Land Use Bylaw regulates development on land within the City of Lloydminster. Through City Council approval, a Text Amendment may be applied for to change regulations within Bylaw 05-2016. Text amendments are not the same as redistricting; they usually apply to the entire City instead of one specific property and do not involve mapping changes.
